The Facilities Management Department has an exciting opportunity for a full-time Manager, HVAC Systems to work in the Coral Gables Campus.
The Manager, Building Systems ensures optimal functioning of building systems, including mec
hanical, electrical, fire and life safety, and elevators. Further, the Manager, Building Systems provides leadership to maintenance staff and acts as liaison to contractors to facilitate renovation projects.
CORE JOB FUNCTIONS
Reviews, analyzes, and reacts to daily open work order report.
Assists upper management to maintain budget for labor, materials, contractors, and other expenses.
Recommends ways to optimize resources and assigned budget.
Ensures appropriate staffing of facilities, coaches and trains staff, and prepares performance reports.
Assists in the management of competitive bids and development of project schedules.
Analyzes and approves invoices for materials, supplies, and services from contractors.
Presents resource requests for specific projects.
Compiles data and generates reports on cos
t trends, maintenance frequency, and other applicable factors.
Visits all departments within area of responsibility frequently to stay apprised of conditions, and to obtain feedback regarding customer satisfaction with facilities services, and reports back to appropriate managing staff.
Establishes and continuously assesses the effectiveness of the internal controls within the unit and compliance with University policies and procedures.
Ensures employees are trained on controls within the function and on University policy and procedures.

Qualifications & Requirements
Bachelor’s Degree in relevant field
Certification and Licensing:ong>
Minimum 5 years of relevant experience

Department Specific Functions
Business Title: Manager, HVAC Systems
Manager, HVAC Systems ensures optimal functioning of building & district mechanical systems, including pumps, boilers, c
hillers, cooling towers, compressors, air handlers and associated devices.
Provides leadership to maintenance staff and acts as liaison to contractors to facilitate renovation projects.
Review, implement and maintain a proactive building mechanical preventive maintenance (PM) program utilizing in-house general mechanic, in-house HVAC mechanic and contracted resources.
Provide engineering and programming services in the area of building and district mechanical systems.
Make recommendations and implement strategies to improve reliability and operational efficiency of mechanical systems.
Supervise and participate in the maintenance and installation of the building mechanical systems (e.g. boilers, chillers, cooling towers, pumps, air compressors, condenser units, air handlers, VAV’s, etc.).
Act as subject matter expert in investigating, troubleshooting and resolving mechanical syst
em issues that impact building and Campus operations.
Coordinates with local and national vendors in procurement plans for service and repairs.
Develops agreements with vendors to enhance parts and service procurement.
Review and analysis of Commissioning, Measurement and Verification, as well as test and balance conveyance for new construction projects and/or existing buildings to identify issues and verify operational performance.
Support the maintenance, repairs, updates, and enhancement of UM’s energy management program.
Support mechanical equipment inspections and energy conservation measures that are implemented campus wide.
Troubleshoot problems related to building-level and utility plant energy control systems, HVAC and building mechanical systems controls.
Specify and implement enhancements to the preventive maintenance program and service to improve eq
Act as Facilities Liaison with utility service providers on operations and maintenance, master planning and reliability matters.
In collaboration with HVAC mechanics, ensures that mechanical equipment of the Gables Campus buildings are operating at optimal levels.
Assists the Energy & Building Systems Director, and Facilities & Operations management team with special projects Direct supervision over HVAC and general building mechanics, addressing personnel matters, training needs, and Workday time keeping.
Works closely with other University personnel regarding technical matters concerning HVAC systems.
Advises and makes recommendations for training needs and system upgrades.
Licensure as a professional engineer and LEED accreditation preferred Experience in building mechanical installation and service cost estimation is preferred.
Experience with building automation systems operations and service is preferred.
Requires initiative, judgment, and solid communication skills of English both spoken and written.
Demonstrate supervisory and management experience with solid work ethic, excellent interpersonal skills, and ability to “Lead by example”.
Will participate in the University of Miami’s National Incident Management System (NIMS).
Strong computer skills to include Workday (payroll system), TMA work order management system, MS Outlook, MS Excel, MS PowerPoint.
